Below is a brief description of different kinds of accommodation.
House – | This is a self contained building and may come in the form of a detached, semi, or terraced house |
Maisonette – | Living unit on more than one level, forming part of a building of one or more other units |
Flat (Purpose built) – | Living unit on one level, forming part of a building of one or more other, usually similar units |
Flat (Conversion) – | Living unit on one level, forming part of a building which was originally a larger unit, usually a house |
Garden flat – | Ground floor or basement flat with sole (usually) use of a garden. |
Basement flat – | Lower ground floor flat, sometimes a garden flat |
Studio – | Small self-contained flat where the lounge doubles as the only bedroom . It has its own bathroom, kitchen and toilet. |
Bedsit – | Room in a house let under separate tenancy agreement. See HMO below. There is no living rooms to share with other tenants. |
House/Flat Share – | House or flat let to two or more tenants under a single (joint) tenancy agreement who are living as a combined household. The living room is still available for tenants to share. |
HMO – | A ‘house in multiple occupation’. More below. |
Single Room | Room in a House that is suitable for only one person. Usually contains a single size bed with or without a wardrobe. |
Double Room | Double sized room in a House or Flat that is suitable for only two people preferably couples. Usually contains a double size bed with or without a wardrobe. |
Self – Contained Units –
A unit is described as such where the accommodation includes bathroom/we and kitchen for the occupier’s sole use, and behind a lockable door.
Houses in Multiple Occupation (HMO’s)
Special rules apply to properties where there are a number of occupiers who are not members of the same family or household, and these are known as houses in multiple occupation (HMOs). In the recent past these have typically been properties divided into separate bedsits or flatlets, hostels or bed & breakfast type accommodation.
Special rules have therefore been introduced giving local authorities the powers to require the landlords of this type of accommodation to make what are often expensive alterations
